Reservations

To validate a reservation, our clients must send the proof of payment and the following information:

Full name
Date of birth
Passport number
Address / Neighborhood / City / ZIP Code
Phone
Email
Time of entry into the building / flight number (if it is air)
Check Out Time
Name and identity number of other guests (if any)

Forms of payment, reservations, rent and deposit

To reserve one of our properties, we require a reservation confirmation deposit of 50% of the total rental value. The rest of the rent will be charged at check-in before entering the property.

The payment, referring to 50% of the reservation, can be made by bank transfer, Paypal, credit card or payment in kind.

The payment for the rest of the rent plus the deposit must be made in cash or bank transfer in advance, so that the delivery of keys is released.

The security deposit is mandatory on all our properties, and can be paid in cash or bank transfer, as well as on the credit card as pre-approval. Check is not accepted.

Your reservation will be validated as soon as the reservation department of the Moradia Carioca sends a confirmation email.

If, for any reason beyond the control of our management, the leased property is no longer available, we offer our clients the choice of a similar property or full refund of all amounts paid.

Check in

Check-in time: 14h to 22h Check-in after 22h must be arranged in advance.

The client needs to inform us the time of his arrival and give us his contact number. Without this information the check-in can not be done. A message must be sent by the client 1h before your arrival to our Central Reservation +55 21 983505155 or +55 21 996957575.

If the apartment is available and the client wants to be guaranteed the possibility of an early check-in, this check-in can be done at a surcharge of 50% of the daily rent. This amount must be paid in advance.

Check out

Check-out time: 08h to 12h Check-out before 8h must be arranged in advance.

The owner or the person in charge of the apartment will find the client in the property (the time will be previously scheduled in the lease), in order to examine the property, receive the keys and return the security deposit.

If the apartment is available and the client wishes to leave only between 11am to 10pm, a late check-out fee of 50% of the daily rent will be required. This amount must be paid at the entrance.

For check-outs between 10pm and 6am, we charge the rent equivalent to the next day.

Cancellation and change of reservation

In case of cancellation or no-show, the deposit amount will not be refunded. There will be no refund of rent or deposit if the guest decides to leave the apartment before the deadline. Changes to booking dates will only be allowed upon written confirmation of the company.

Moradia Carioca has the right to immediately terminate the rental agreement, without any refund of amounts paid by the client, if one of the following occurs: the total number of occupants exceeds the maximum defined in our site, disturbance of the neighborhood peace and / or violation of the rules of condominium, organization of parties, consumption of illegal drugs, domestic animals without our permission, non-payment in full rent or security deposit.

If the reserved property has an internet connection or cable TV, the company assumes no responsibility for any connectivity problems or drawbacks resulting therefrom. These services are provided by telecommunication companies. In case of problems and disturbances with Internet connectivity or TV signal, there will be no refund of the rent payment.

Responsibilities and obligations of our guests

The guest assumes full responsibility for the property that he rented as well as for any item belonging to the condominium. The same is applicable to other residents and visitors. The client and all occupants of the apartment and visitors must comply with the regulations, rules and convention of the condominium. Fines imposed by the condominium administration for noncompliance with the rules will be immediately paid by the client. Additionally they may also lead to a premature termination of the rental agreement without any refund.
